The planner auto-saves to this browser on this device as you work — no save button needed.
Click ⬇ Download Backup at the bottom of the planner to save a .json file to your computer. This captures everything — your goal, all clients with their status, type, source, commission, pending and sold prices, your lead source customizations, quarterly distribution settings, and prior year data. Recommended: download at the end of each month and keep a copy in Google Drive or on your Desktop.
On a new browser or device, click 📂 Restore Backup and select your saved .json file. Everything reloads exactly where you left off — goal, all clients, statuses, commission amounts, pending and sold prices, custom lead sources, prior year data, and rollovers.
When you first open the planner, enter your name to get started. Then set your annual closes goal in the dark bar at the top — the planner distributes it across quarters automatically based on your chosen market pattern. The default is Standard (17.5% Q1 / 32.5% Q2 / 32.5% Q3 / 17.5% Q4), reflecting a typical spring/summer peak market. You can change the distribution anytime in ⚙ Settings.
Click + Add client at the bottom of any quarter card and type their name. Add as many as you like — going beyond the target is encouraged. A full pipeline always beats a lean one. Quarter cards deepen in color as clients fill in and turn gold 🏆 when you hit that quarter's closed goal.
Click any client name (or the ▾ chevron) to expand their detail panel. Click anywhere outside to collapse it. The name color always reflects their current status at a glance.

Working a multi-unit listing or builder relationship? Click ⧉ Duplicate client at the bottom of the detail panel, choose how many copies you need (up to 20), and the planner creates numbered copies — e.g. "Smith Development 1" through "Smith Development 6" — each inheriting the same status, type, source, commission, and price. Every copy counts as its own transaction toward your annual goal.
Grab the ⠿ handle on the left of any client row and drag it to a different quarter when their timeline shifts. All their details — status, type, source, and commission — move with them.
The panel below the quarter cards gives you a live view of your full pipeline. It includes:

When a new quarter begins, if you fell short of the prior quarter's target a banner appears offering to roll the gap forward. Confirm and the shortfall carries into the next quarter automatically — your annual goal stays the same and the remaining quarters rebalance. Dismiss if you'd rather leave the numbers as-is.
The Prior Year panel appears below the Pipeline Snapshot once at least one prior year has been archived. It has two tabs:
If multiple years are archived, year tabs appear at the top to switch between them. On January 1st, the planner automatically archives the current year and prompts you to select which Active and Under Contract clients to carry forward into Q1 of the new year — you choose, then confirm.
For your first year using the planner, go to ⚙ Settings → Prior Year Data to manually enter past results (year, annual goal, actual closes, and per-quarter breakdowns).
